Real World Assets (RWAs)

Traditional financial assets represented as tokens on a blockchain. The term covers a wide range of instruments — government bonds, money market funds, private credit, real estate, commodities — that have been wrapped in a smart contract to gain onchain properties: 24/7 settlement, programmable compliance, and DeFi composability.

The RWA market grew from under $5B in 2023 to multi-hundred billion by 2025, driven primarily by the demand for yield in a high-interest-rate environment. Tokenized treasuries — the simplest and most liquid RWA class — were the initial growth vector.

Asset Classes

Tokenized government bonds and money market funds The dominant category by TVL. BlackRock's BUIDL (launched March 2024) holds short-duration US Treasuries and repo instruments; shares are ERC-20 tokens on Ethereum, Polygon, and Avalanche. Franklin Templeton's BENJI operates similarly on Stellar and Polygon. Ondo Finance's USDY and OUSG offer yield-bearing stablecoins backed by short-term Treasuries, competing with USDC and USDT for DeFi treasury allocation but paying the risk-free rate.

Private credit Maple Finance, Centrifuge, and Goldfinch originate loans to real-world borrowers — fintech companies, SMEs, trade finance facilities — and issue senior/junior tranche tokens to DeFi lenders. Returns are higher than Treasury-backed products but carry credit risk, liquidity gaps, and legal enforcement uncertainty.

Real estate Tokenized ownership stakes in commercial or residential properties. Early products (RealT, Lofty) focused on US rental properties at small scale. Institutional RWA real estate products are emerging but face the most complex legal and compliance overhead of any RWA class.

Commodities and collectibles Gold (PAXG, CACHE gold), oil, and carbon credits have been tokenized at various scales. Liquidity and redemption reliability vary significantly.

How Tokenization Works

  1. Legal wrapper: The underlying asset is held by a Special Purpose Vehicle (SPV), trust, or custodian under a specific legal jurisdiction. The token represents a claim on the SPV's assets.
  2. Issuance: An operator mints tokens against the custodied asset — typically ERC-20 or ERC-1400 (security tokens) on EVM chains.
  3. Compliance layer: KYC/AML checks gate who can hold the token. Transfer restrictions are enforced at the smart contract level or via an allowlist.
  4. Redemption: Token holders can redeem for cash or the underlying asset, typically within 1–5 business days. The redemption mechanism is the most critical and most frequently breaking component of RWA design.
  5. Yield distribution: Interest or dividends are pushed to token holders on a defined schedule — daily accrual, monthly distribution, or reinvestment.

Why DeFi Wants RWAs

  • Yield: During 2022–2024, DeFi native yields collapsed while traditional rates rose to 5%+. Tokenized T-bills offered the risk-free rate onchain for the first time.
  • Collateral: RWAs as DeFi collateral unlock new lending markets — a tokenized T-bill can be pledged as margin, eliminating the collateral inefficiency of pure-crypto backing.
  • Stablecoin backing: MakerDAO's DAI holds significant RWA collateral, moving from a purely crypto-backed design to partial real-world collateral backing.
  • Composability: Once onchain, an RWA token can interact with any DeFi protocol — it can be lent, borrowed against, used in liquidity pools, or included in yield strategies.

Risks

Custody and counterparty The token is only as good as the legal claim behind it. If the custodian fails or the SPV is mismanaged, token holders are unsecured creditors in a bankruptcy proceeding. The DeFi wrapper provides no additional protection against the custodian.

Redemption gaps Most RWAs have redemption windows measured in days, not seconds. A DeFi liquidation can trigger a redemption faster than the underlying asset can settle, creating a liquidity gap that the protocol must bridge or the liquidation must absorb at a discount.

Regulatory Tokenized securities face securities law in every jurisdiction where token holders reside. KYC/AML requirements can change. The legal enforceability of smart-contract-based ownership claims varies significantly by jurisdiction.

Oracle dependency RWA pricing feeds into DeFi protocols via oracles. If an oracle is manipulated or stale, the protocol will misvale the collateral — the same oracle risk that affects all DeFi but with the added complexity of off-chain asset valuation.
